LuxWall hosted a preview of its new Detroit factory, offering state and local leaders and community partners a first look at how the company is redefining manufacturing and talent development in Michigan.

Located on Bedrock’s Industrial Campus in Detroit’s Delray neighborhood, the 276,000-square-foot facility is set to open in late 2026. It will manufacture LuxWall’s Enthermal™ product line, which enables windows and facades to insulate like walls, helping buildings achieve step-change performance to significantly reduce building energy demand and improve grid resilience.

LuxWall’s Detroit factory represents a major milestone in the company’s continued investment in Michigan’s manufacturing landscape, following the company’s R&D Center in Ypsilanti, Michigan and its first factory in Litchfield, Michigan. In total, LuxWall has committed $165 million and 450 jobs across the state, reinforcing Michigan’s position as a hub for advanced materials and next-generation manufacturing.

At full capacity, the Detroit facility will create 277 new jobs, with at least half of its workforce sourced directly from Detroit neighborhoods such as Springwells, Delray, and Mexicantown. Each position will offer wages above prevailing levels with comprehensive benefits designed to attract and retain long-term talent.

The company is also partnering with local organizations including Detroit at Work. Michigan Works, DESC, WIN, LIFT Detroit, HigherLRN, and Michigan Manufacturing Technology Center to establish talent sourcing, apprenticeship, and training programs that provide Detroit residents with the skills to build meaningful, high-tech careers. Additional initiatives include a high school internship program, a residential glass replacement program for Delray residents, and collaborations with minority-owned service providers for factory operations and contracts.

Designed to meet modern performance and efficiency standards, the Detroit factory features highly automated production lines, on-site training facilities, and integrated office and quality control space.

The site has been carefully planned to enhance the surrounding community, with truck routes that avoid residential areas and several urban design improvements that demonstrate LuxWall’s commitment to responsible, future-ready development:

  • Site exceeds the City of Detroit’s green space requirements
  • No air, water or noise abatement required
  • On-site underground stormwater retention tanks to manage runoff
  • Bicycle parking and pedestrian-friendly design
  • High-efficiency fixtures and equipment throughout the facility
  • Low VOC finishes and use of recycled, renewable materials
  • A company-wide goal of zero waste to landfill by 2030

Together, these efforts showcase how advanced manufacturing can coexist seamlessly within an urban environment, supporting economic growth while enhancing local livability and infrastructure.
