Profile 22 Flush Tilt and Turn windows were chosen for new residential and retail blocks and a community facility hub in Kirkholt, Rochdale.

The Strand in Rochdale is a partnership between Rochdale Borough Council and Rochdale Boroughwide Housing. The project involved the demolition of three existing residential and retail buildings and the construction of new retail blocks and a community facility hub plus sixteen new apartments for affordable rent, which were delivered in partnership with the Homes and Communities Agency.

The main contractor on the project was Bardsley and the company invited Profile 22 Approved Window Contractor Framexpress to tender for the 120 windows required on the project. Sarah Price, Commercial Sales Manager at Framexpress, said: “We’ve worked with Bardsley on several previous occasions. Our ongoing relationship with them, combined with our strong track record and a competitive quote meant we clinched the contract.”

Work on The Strand started in January 2017 and completed in July 2018.

Flush Tilt and Turn from Profile 22 specified

The project’s architects, Triangle Architects, had specified the Flush Tilt and Turn Window in Anthracite Grey for the project because of its ability to deliver aluminium aesthetics but with a better price and performance.

The Flush Tilt and Turn Window has a sash that is neatly positioned inside the frame of the window to create an elegant and sleek ‘flush’ appearance. It has a maximum opening size of 1450 x 2300mm and offers exceptional performance because it has an air permeability value of 600Pa, a water tightness value of 600 Pa and a wind resistance value of 2400Pa.

The window is Secured by Design accredited and meets PAS24:2016 standards for security.

Partnership working at its best

Because Framexpress, Profile 22 and Bardsley had worked together on previous projects, there was already a good working relationship in place that added value to this project. The Profile 22 specification team worked closely with Sarah throughout, providing vital technical information that gave Bardsley necessary documentation and making site visits during the construction phase to maintain close contact at all times. This ensured a close-knit team dedicated to a high quality end result.

 

A project set to revitalise a community

The Strand is an impressive project that will help to regenerate the Kirkholt district of Rochdale. Clare Tostevin, RBH Director of Communities, said: “This is a landmark development which will revitalise the heart of Kirkholt, providing a range of new facilities for the community together with high-quality new shops and homes.”
