Hazlemere Commercial first engaged with Lancaster Gate Housing Association (LGHA), located on Gloucester Terrace in West London almost 6 years ago.

This was when Lancaster Gate Housing Association initiated plans for replacing over 1,000 windows and doors in 130 properties on the Barrie Estate in Bayswater.

Hazlemere Commercial offered front end support on this large scale window and door refurbishment scheme. Here’s how they did it...

The first few years included residents consultation, initial planning conception, design and budget costings. This also included Hazlemere Commercial manufacturing and installing three pilot windows to aid in the planning application process and to assist the LGHA with their ultimate product selection down to the smallest detailing. Hazlemere then assisted LGHA in producing drawings, including dimensional section drawings to accompany the Lancaster Gate Housing Association’s planning application.

Planning was eventually granted in the middle of 2018. Hazlemere were then commissioned to undertake a pilot installation scheme, which they fabricated and installed early in 2019. This quite extensive pilot installation scheme was undertaken at the LGHA’s request to three different apartments on Barrie Estate, with the specific aim of also producing an accurate asbestos survey. Some asbestos was identified during this replacement windows installation and the removal of the remaining asbestos is to be included in the refurbishment contract.

Hazlemere Commercial tendered for the revised schedule of works and subsequently LGHA has since placed with Hazlemere Commercial for £1,800,000 + VAT which includes the fenestration refurbishment of all four of the blocks on Barrie Estate. The works include Sapa aluminium double glazed window and door replacements, full scaffolding, concrete and brick repairs, extensive external decorating, asbestos removal and associated internal making good.

Hazlemere are keen to get the project underway and are excited to be working with Lancaster Gate Housing Association in what is expected to be a hugely successful refurbishment scheme for all involved. With the order now placed with Hazlemere Commercial the works commenced late Summer 2019.
